Your property is not the problem. The photography is genuinely excellent and the reviews speak for themselves. The problem is that all of it is sitting inside a website built in 2018.
Built in 2018, and the footer still says so. The theme, the layout and the image sizing all date from then. That is the first thing a guest sees when they are comparing you against a Wailea resort.
Built around your own photography, full-bleed. The pool, the ocean, the suites and the aerials run edge to edge and cinematic instead of boxed into a template.
Reservations are phone only. The page tells guests to call Keith. A mainland guest browsing at 11pm their time has no way to reach you, and most of them do not remember to call tomorrow.
A real inquiry form: name, dates, guests, message. It reaches you while they are still interested, and the phone number stays right there for the ones who would rather call.
Your rate is quoted, then four separate tax percentages and a cleaning fee are listed underneath in a paragraph. Guests have to work out what a week actually costs on their own.
A "Your Stay" folio that does the math for them. They pick dates and it itemizes the true all-in: nightly rate, cleaning, and all four taxes. Confidence, not homework.
Your Google listing is unclaimed. It shows five stars with no review count beside it, which reads as "no reviews" to anyone searching for an Upcountry stay. Meanwhile six real guest reviews sit on your own site where Google cannot count them.
Claim it, fill it out properly, and start pointing happy guests at it. This one is optional and priced separately under Options, but it is the highest-return item in this document.

Your current site has an availability calendar. The new one does not yet. I am building that in at no charge before we go live, because you should not lose a feature by accepting a free website. It is listed under the care plan so you can see exactly where it is covered.
You asked about pricing, so here it is plainly. There is no build fee, no deposit, and no invoice for the design work. The only ongoing number in this document is the care plan.
It means free. The giveaway covered the design, the build and the launch, and the site is yours regardless of what you decide about the rest of this document.
What a giveaway cannot cover is the running of a website: the hosting it sits on, the certificate that keeps it secure, and someone keeping the rates, photos and availability current. That is the next page, and it is the only number in here.
One monthly number covers everything needed to keep the site live, current, and looked after. No hourly billing, no per-edit charges, no contract.
Concierge Care runs $1,800 a year. Two extra nights booked across the whole year, at your standard $1,000 rate, more than covers it. Prepay the year and it is $1,500, which is closer to a night and a half.
None of these are required, and none are bundled into the care plan.

Credit & showcase. The finished site includes a small "Website by Frontline Web Designs" credit in the footer, which we remove on request. Frontline may also feature the completed site as a work sample in its portfolio and on social media.
Your photographs. The images on the new site are your own, taken from your existing website. They remain yours entirely. If you would rather I use different photographs, or none of a particular room, say the word and they come off.
